The settlement is your final destination on the road to buying or refinancing a home in Florida or elsewhere in the nation. Patriot Title is a Florida title company whose role in the settlement process can be separated into two primary functions.
The first function is to provide title insurance that assures a purchaser and a lender that a property has a clear and marketable title. We will conduct a thorough title examination of each property to verify that there are no prior outstanding encroachments, liens or encumbrances against the property or its owners that would affect clear and marketable title. We also will establish the legal sufficiency of all prior deeds and other documents and identify all applicable restrictive covenants, easements and rights of way that are recorded in the public records. At closing we will issue a title policy and prepare and the necessary deed and any other required documents. Moreover, we will assure that each document is properly executed and ready for recording in the public records of the property’s jurisdiction.
The other function involves Patriot Title's fiduciary responsibilities to other parties involved in the transaction to receive all requisite funds and make final distribution of those funds in accordance with the intent of the parties.
